The Sellers with their resale homes have a leg up on the new construction communities -> their homes are available immediately and it is a ‘known entity’ for the buyer in terms of what they see (after inspection) is what they get. There is no need to wait 6-9-12 months for the new home to be built, for the community to erect the clubhouse and pool and to move into your home while construction continues all around you for potentially years to come!

- Your resale home/condo must be clean and clutter free
- Hire a company to do a deep cleaning prior to listing and that regular cleanings follow

- Remove all old furniture
- Remove personal items i.e. wall of family photos or knickknacks
- Hire a home stager to come and assess the home and provide an estimate – modern furniture and accessories are a major factor for today’s Buyers to imagine themselves in your home
- Paint both interior and exterior with new, current colors being used in today’s homes – old colors reflect an older time, even if it was 5 years ago
- Schedule contractors to visit your home to provide estimates on bigger projects i.e. kitchens, bathrooms, lanais
- Invest in professional landscaping services to enhance your home’s curb appeal
- Add new Smart Technology that’s inexpensive or easy to install i.e. security cameras, appliances and thermostats that sync with a smartphone – this will give the Buyer the impression that you have cared for the home and are current with newer technologies
