Luxury homes demand will remain high in Naples!
The available homes inventory remained constant between 2nd Quarter 2017 and 2nd Quarter 2018, with just 24 homes difference between the two years end of 2nd Quarter.
We are seeing 7 months of inventory here in Naples. Home sales in Northern states are moving quickly and at good prices, therefore Naples is seeing strong sales of homes here from people either retiring to our area or downsizing their home up North and being able to purchase a seasonal home here.
Median Closed prices increased to $345,000 from $340,000 in 2nd Quarter of 2017, only a 1% increase. Closed Sales of luxury homes over $2million increased 22% for single family homes and 32% for condominiums.
Sales of single family homes West of Route 41 and in the growing North Naples area saw the greatest increase during the 2nd Quarter 2018. Condominium Sales in Central Naples outpaced all other home type sales.
