The 2018 Season continues to be strong in Naples! Home Sales overall increased 10% as compared to February 2017. The trend towards a higher overall median price continues as well, this year the median price was $364,000 versus $333,000 in 2017. This was of course due to the increase of closed sales for homes priced over $1million.
Inventory continued to rise for the fifth month, but as compared to February 2017 is decreased from 6,466 properties to 6,286 properties.
Pending sales decreased overall in February 2018 by 3 percent, but it increased 14% in the $1million and above price category and 39% in the $2million and over category.
The February report showed a 6% increase in inventory for condominiums in the $300,000 and below market. This was the highest increase reported among all price categories and home types.
Sales activity in the Naples Beach single family home market outpaced all other area.
